We believe that good communication is vital to the smooth running of any managed property, this creates trust, therefore we can and do manage a wide range of properties from one Bedroom Flats/Houses to Five/Six Bedroom Detached Country Houses. top

Which tenancy agreements do we use?
Predominantly we use “Assured Shorthold Tenancy Agreements” and take the 1st Months Rent in advance plus a refundable “Security Deposit”. The “Tenancy Agreement” allows possession to be gained by the landlord at the end of the fixed term or during the term of the lease if there was a serious breach of contract. In all cases an Inventory and Schedule of Condition is advised and if we are “Fully Managing” a property this is automatically provided. This Inventory and Schedule of Condition will include photographs and is agreed with the tenant prior to handover of a property to help prevent disputes at the end of the tenancy. top

What management services do we provide?

  • Administration of rent collection

What are our letting and management fees? Where we are asked to manage a property which is already tenanted, the fee is 8% plus VAT (based on % of the monthly rental)top

Our “Full Management” Service
Where we are required to find a tenant for a property that we will subsequently be managing (“Full Management”) for a minimum period of 12 months, our letting fee is 50% of the first months rent plus V.A.T., followed by the management fee of 8% plus V.A.T. for the remaining months of the tenancy. top

Our “Let Only Service”
This is basically the same as “Full Management” except we will not be managing the property after we have found you a suitable tenant. Our fee is 65% of the first months rent plus V.A.T., plus £80 incl V.A.T. if you require an “Inventory and Schedule of Condition” (advised). We will still prepare the “lease”, take out references on prospective tenants etc. and then once all the basic “Ground Work” is completed we will hand them over to you. top
